Max Crowdfund can add three more successfully funded loans to its achievements! All of the loans were located in the United Kingdom and had an annual return of 10%. Adding these loans to our achievements means that we have realised a total of 27 real estate projects. In the future, we hope to keep publishing loans more frequently, so stay tuned!
Woore Shropshire, United Kingdom – €486,000
We published the Woore Shropshire, United Kingdom loan on the 25th of October at 10.00 CET. In one day and less than 4 hours, 141 investors successfully funded this investment opportunity. A 10% annual return will, therefore, be given to those 141 investors for a term of 12 months.
A first charge on the property secured the loan. Furthermore, the MPG Investment Committee assigned risk class C to this loan. This means that it is an average risk loan with a loan to value (LTV) of 77.6%.
The project developer was looking to raise funds against a plot of land the business purchased in 2020. When planning is approved, four large detached homes will be realised on the property.
Two of the four plots will enable the return of the loan in full. The site, therefore, represented good value for an investor to secure a healthy, risk-free return within 6-12 months.
Blackburn, United Kingdom – €145,000
The Blackburn, United Kingdom loan went live at Max Crowdfund on the 29th of October at 10.00 CET as a pre-sold renovation loan. A total of 68 investors successfully funded the loan in 56 minutes. Those investors will enjoy a 10% annual return for a term of 6 months.
A first charge on the property secured the loan. Furthermore, the MPG Investment Committe appointed risk class C to this loan. This makes it also a moderate risk loan with a loan to value (LTV) of 87.9%.
The developer had agreed with the onward sale before buying it himself, giving excellent security on exit.
Barrow-In-Furness, United Kingdom – €90,000
On the 4th of November at 11.30 CET, the loan in Barrow-In-Furness, United Kingdom, went live at Max Crowdfund. It only took 8 minutes for 53 investors to sucessfully fund the loan. Those investors will recieve a 10% annual return for a term of 9 months.
The risk class for this loan was also C, making it an average risk loan with a loan to value (LTV) of 78.3%. Additionally, a first charge on the property backed the loan.
The property is currently tenanted and giving a good return of over 10% despite the current rental being below-market rental value for the area. Furthermore, the property’s current condition allows for minor cosmetic works to be undertaken to demonstrate an increase to its actual value.
